Evil Barn Owner Strikes Again

Sorry, but I have to vent:
Ya know, most of the time I give people the benefit of the doubt, but there are people who are just evil jerks. The Evil Barn Owner (EBO) is one of them.
For the most part, people who give lessons and train at our barn have also boarder there. But not all; I know of two trainers who come out on a regular basis. I have never heard of any one of these trainers paying the EBO a arena fee. Now, if someone came to our barn who did not board at our barn, to be trained by a trainer that did not board at our barn, then I could understand a fee payable to the owner. But we are already paying to use the barn's facilites, so why should we have to pay twice?
So today I had my first lesson with the new trainer, Erica. The deal was that she would also do a training ride on Brandee, and I would watch, so we can all be on the same page. That all happened. Then I went back to work and Erica started a training session with Deli, another one of the horses that Deb had in training (owned by Julie, one of Deb's students). Here at work I get a call from Erica, who tells me that the EBO approached her (rudely, I must say "what are *you* doing here?). Erica explained that she had picked up some of Deb's students and horses. The EBO then goes off about how she has to pay *him* $10 per horse/student. Erica calls me, understandable, asking if I knew this (no), and saying that we all need to work this out before she shows up again. He even tried to pressure Erica into moving her horses to his barn. Hello? She lives in Watsonville and keeps her horse at a very posh training facility, American Sport Horse, and so there is no way in this world she'd move to your little run-down place, you idiot!!!)
Erica teaches across the street at IHR and there's never been a problem or issue. No, this is just petty avarice on the part of the EBO, along with his general attitude of enjoying making our lives miserable.
So now I have the action item of sorting this out before Erica comes back (gives me a week). I'll need to talk to some other folks. Oy. I hate the EBO, and I don't say that about many people.
